Bathroom renovation
A bathroom is the shortest job on site and the most technical: in a few square metres you have wastes, pressurised water, electrics, tanking and tiling all crossing. Get one fall wrong and the flat below finds out first.
We do complete bathrooms with a single team and a two to three week programme, so you know from day one when you get a working shower back.
What a renovated bathroom covers
Strip-out and disposal
Removing sanitaryware, tiling and old services, taken away and disposed of at a licensed site.
New plumbing
Multilayer pipework, an accessible manifold and wastes with the falls checked.
Electrics to standard
Lighting points, sockets in the right zones, protection and equipotential bonding.
Tanking
Liquid membrane with tape at corners and penetrations, under the shower tray and across wet areas.
Tiling and shower trays
Porcelain and mosaic tiling, flush shower trays and recessed shelves.
Sanitaryware and fittings
Fitting wall-hung sanitaryware, vanity units, shower enclosures and mirrors, sealed to finish.
Two to three weeks, in order
The bathroom is out of use for the whole job, which is why we work full days back to back.
Strip-out
Routes protected, water isolated, sanitaryware and tiling taken back to the substrate. This is where the real state of the pipes and walls appears: any surprises show up on day one, not halfway through.
Wastes and falls
New waste runs with a constant minimum fall and accessible traps. If a fitting moves, we check the new run reaches the stack at the right level, with no back-falls hidden under the screed.
Plumbing and electrics
Chases cut, multilayer pipe run from the manifold, a pressure test left on for at least 24 hours, and new electrics with compliant points for the washing machine, mirror and the socket by the basin. Every run photographed before it is closed.
Screed and tanking
Screed laid to fall towards the drain where needed, primer and two coats of liquid membrane with tape at corners, wall-to-floor junctions and pipe penetrations. This is the stage nobody sees and the one that decides whether you get leaks.
Tiling
Floor and walls set out so cuts land where they don’t show and the joints line through from wall to floor. Recesses and flush trays mean the levels have to be decided beforehand, not after.
Fitting out and handover
Sanitaryware, vanity unit, taps and enclosure fitted, silicone finished with tape lines, drainage tested and everything cleaned. We leave you the manifold position and photos of the services: you’ll want them in ten years.
Figures for a typical bathroom
What a complete bathroom costs
Guide figures, excluding VAT, for work carried out in normal site conditions. The final price comes out of the site visit: it depends on access, the state of the substrate and the quantities.
The same bathroom, before and after
It always starts with the strip-out: chases opened, waste pipes redone, tanking. What you see at the end depends almost entirely on what you can no longer see.
Before and after: job carried out in Turin. Timings and finishes vary with the starting condition and the materials chosen.
Questions about bathroom renovation
How long will I be without a bathroom?
For the whole job, usually two to three weeks for a single bathroom. If there is a second bathroom we keep it working; if it is the only one, we phase the work to keep the days without drainage to a minimum and tell you in advance which ones they are.
Can I move the toilet and the shower?
In most cases yes, within limits set by the soil stack and the fall required. A metre is routine; three metres means raising the floor or fitting a macerator, which we advise against whenever it can be avoided.
Do you supply the sanitaryware?
Whichever you prefer. We can supply it at the trade discount we get, or you choose and buy it and we fit it. If you buy it, we give you the list of dimensions and connections to work to first, so nothing turns up that doesn’t fit.
How do you make sure there are no leaks?
Two things: a pressure test left on the pipework before the chases are closed, and tanking with membrane and tape across the whole wet area, not just under the shower. That is two half-days of work that prevent the most expensive damage a bathroom can cause.
Starting with the bathroom?
Bring the measurements or call us out: one visit tells us where the waste runs and what can be moved.
