Full renovations
A renovation goes wrong for the same reason nearly every time: nobody is coordinating the trades. The plumber waits on the builder, the tiler turns up to a screed that isn’t ready, and a fortnight’s delay becomes two months.
One contract, and we handle it from start to finish. The teams are our own or long-standing collaborators, and the programme is set out in writing before work begins rather than decided day by day.
Jobs we run from start to finish
Turnkey flats
From strip-out to the final clean, including services, bathrooms, floors and decorating.
Partial renovations
Just the living area, just the bathroom, just the services: it can be done in stages.
Offices and shops
Layout, ceilings, lighting, raised floors and finishes, with the work concentrated in closing periods.
Layout changes
Moving walls and forming openings, with the structural checks and planning paperwork that go with them.
Properties to let or resell
Work scaled to budget and return for landlords and sellers, without spending where it earns nothing.
Communal areas
Stairs, entrance halls and plant rooms, phased so residents can always get through.
How a site runs without surprises
Every stage has a start date and an end date. If something slips you hear about it that day, not at the end.
Site visit and survey
We measure the property as it stands, check the services, damp and the condition of the floors, and listen to how you’ll live in the space. Out of that comes a first outline of the work with a ballpark cost, before you spend anything on drawings.
Drawings and costings
We settle the layout, lighting points, water points and finishes, then put it all into an itemised costing: quantity, material, price. What isn’t on the list isn’t in the price, and the other way round. That way quotes can actually be compared.
Strip-out and disposal
Stairwell and lift protected, demolition with dust extraction, materials lowered out and disposed of at a licensed site with the paperwork to prove it. This is the noisiest stage: we concentrate it and get it over with.
Services
Chases cut, a new electrical installation to standard with consumer unit and RCDs, multilayer plumbing with accessible manifolds, waste runs at the right falls. Before anything is closed up: a pressure test and photographs of every run.
Building work and screeds
New partitions, making good the plaster, door subframes, and screeds with the residual moisture measured before any floor goes down. Skipping that reading is the easiest way to ruin a new parquet floor.
Finishes and handover
Floors, tiling, drywall, decorating, sanitaryware and small joinery items. Before handover we carry out a final check of the work together, going over finishes and details against what was agreed. Anything still to be completed or refined is identified and handled with care, so you get back a home that is well finished and ready to live in.
How a site in your home is organised
Round figures per square metre
Guide figures, excluding VAT, for work carried out in normal site conditions. The final price comes out of the site visit: it depends on access, the state of the substrate and the quantities.
The questions that come up before signing
Can I stay in the house while the work is on?
On partial renovations, almost always: we work zone by zone, seal off with sheeting and keep one bathroom working. On a full renovation with new services it is better to move out, since water and power are off for a few weeks.
Can the quote change once work has started?
Only if you change something, or if behind the plaster we find something nobody could have foreseen: a corroded pipe, for instance. In that case we stop, show you, price it in writing and carry on only once you say go.
How far ahead should I get in touch?
For a medium job, reckon on 4-8 weeks between signing and starting: that is the time it takes to order materials with firm delivery dates. If you have a fixed date, a completion or a shop opening, say so at once: we plan the programme backwards from it.
Let’s start with real numbers
Forty minutes on site is enough to tell you whether the budget in your head covers the job you have in mind.
